Urban regeneration serves as a vital tool for dynamic urban planning, essential for counteracting physical decay, economic stagnation, and social fragmentation in growing cities. This research provides a comprehensive review of urban regeneration concepts and their vital role within contemporary urban planning. It explain strategic actions, approaches, and the core rationales driving urban renewal initiatives. To address spatial dynamics, the study explores the role of Geographic Information Systems (GIS) in monitoring physical, environmental, and economic parameters, highlighting specific GIS tools and techniques used during project implementation. The paper demonstrates how GIS tools, predictive modeling, and spatial data integration enable precise monitoring of physical infrastructure, environmental conditions, and socio-economic variables throughout the project lifecycle. Besides, the paper compares urban regeneration policies adopted across developed and developing nations. Finally, it examines current legislative provisions and policy guidelines governing urban area regeneration in Pakistan to identify existing frameworks and implementation opportunities.
